Cash Buyer Looking for Fixer Uppers (Within an Hour Radius of Brookhaven)

I'm an agent - my client's an institutional buyer looking to purchase 10 fixer uppers this month (October).
We'll consider anything within an hour radius from my office here in Brookhaven.
Last month (September) my client closed on 7 properties, flips and rentals both included.
My client has an agreement with my brokerage that will allow me to forego all commissions on the acquisition of properties as long as the property is not active on the MLS.
So if you have a fixer upper that you're looking to sell I will not need any commission.
