*Maintenance Technician - Multifamily Residential in Duluth, GA (Conventional)*

This is a unique opportunity to join a growing company that has a fun, collaborative, and supportive culture! *JOB DESCRIPTION* The *Maintenance Technician* reports directly to the Maintenance Supervisor and is a vital part of the team to keep our apartment community running smoothly.
This full-time role offers the opportunity to utilize diverse maintenance skills across carpentry, plumbing, electrical, HVAC, and more.
You'll be a problem-solver with a can-do attitude, taking ownership of issues and ensuring top-notch customer service.
If you thrive in a dynamic environment and find satisfaction in exceeding expectations, we encourage you to apply! *Essential Responsibilities:* Perform routine interior and exterior community maintenance as scheduled & requested, including but not limited to the following: * *Carpentry repairs*: installation & repair of door trim, moldings, cabinet alignment, door repair/installation, etc.
* *Drywall repairs* * *Locksmithing*: lockset replacement, key copies, mailbox lock change, etc.
* *Plumbing & HVAC:* EPA required repairs.
Examples: changing wax seals, snaking drains, installing/repairing plumbing fixtures, line set change, leak detection, HVAC diagnostic [inside & outside units], water heater repairs [electric & gas], etc.
* *Electrical repairs:* repair/replacement of light fixtures, troubleshooting electrical failures, repair/replacement electrical breakers, appliance repairs, etc.
* *Pool Maintenance:* general upkeep of community pool(s), ensuring chemicals are level, proper signage is displayed, annual inspections are successfully passed, logs are current.
* Proper and timely response to on-call *maintenance* *emergency requests*.
*Additional Responsibilities:* * Ensure vacant units are made ready within 5-7 business days.
* Report equipment malfunctions and hazardous conditions to the Maintenance Supervisor.
* Maintain resident privacy by receiving proper authorization prior to entering apartments.
* Collaborate with vendors as instructed in areas such as landscaping, painting, asphalt.
* Follow all safety/OSHA Requirements.
* Daily inspection of grounds ensuring they are free of trash.
* Maintain a clean, organized maintenance shop ensuring all maintenance items are kept in a safe area to prevent injuries.
* Inventory stocked items, replenishing when needed.
*QUALIFICATIONS* * Must have at least 1 year of multifamily make-ready experience; plumbing and electrical experience required.
* Proficiency in the use of general tools is required.
* Experience preparing vacant apartments for move-in through turn-over repairs and improvements & providing residents with outstanding customer service.
* Dependable with regular attendance and punctuality.
* Personal, reliable transportation to get to work and to respond to on-call emergencies.
* Demonstrated ability to communicate effectively & successfully work as a team.
* Basic computer skills.
* A service mentality.
* Perform additional job duties as required.
*Certifications:* * HVAC certification or willingness to obtain within 90 days of hire * EPA and CPO certifications a plus *Compliance:* * Successful completion of a background check and drug screening.
* Commitment to maintaining a record that satisfies all applicable compliance requirements.
*Physical Demands:* * The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly is required.

Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Must be able to view computer screens, cell phones, and other electronic equipment for extended periods oftime as well as type.
*Hourly Pay:* $22 - $24 an hour *Job Type:* Full-time.

\*Availability for emergency situations at the property, including an on-call rotation, is required.
