Job Description/Summary:
This Maintenance Technician performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities and common areas of the property.
The Technician is responsible for maintaining the day-to-day operations while meeting the Company’s standards for cleanliness, appearance, safety and overall functionality.
Essential Duties and Responsibilities include the following: Other duties may be assigned * Prioritize and complete maintenance work orders precisely and timely.
* Electrical repairs and service to water heaters, garbage disposals, electric wall heaters, baseboard heaters, wall outlets, light switches and ceiling lights.
* Plumbing repairs and service to faucets, drains, toilets, sinks, copper, ABS, PVC, PB plastic and galvanized pipes.
Remove and replace dishwashers and garbage disposals.
* Carpentry and remodel to include floor underlayment, sub floor, structural repairs, cabinet repairs, sheetrock/drywall repairs, texturing, interior and exterior door replacement.
* Flooring and hard surfaces to include one piece bent laminate, ABS plastic tub surround replacement, vinyl flooring replacement, pre-formed and laminated counter top installations, ceramic floor and wall tile.
* Maintain all common areas, amenities areas, parking areas, entry ways, to include, sweeping, mopping, pressure washing and emptying trash.
* Assist with apartment turns and timely work order completion.
* Work to achieve & maintain overall curb appeal standards for Company.
* Carry emergency phone if needed and be on call when needed.
Qualifications: Education/Experience: One to two years of experience in community management maintenance, other building maintenance or related trade.
Renovation experience may be required for older properties built 10 or more years ago.
Must be HVAC Certified.
College or Technical school training preferred.
Licenses/Equipment Required: * Valid driver's license and reliable transportation.
* EPA certification Type I and II * Pest control , if performed in-house * Other licenses and certifications as required by Ventron, state or federal law *Own set of basic hand tools; tools not provided by community* * Use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents * Appropriate safety equipment and apparel that includes proper footwear, such as work boots Special skills include ability to diagnose problems and repair the following: * Major Appliances * HVAC, with EPA Certification * Basic to intermediate plumbing, sheetrock and general carpentry *Basic to intermediate electrical, when no license required* * Pest control if required by community *Wallpaper/painting * Irrigation maintenance and repairs * Landscaping * Fountain maintenance and repairs * Foundation/sidewalk repairs * Ice/snow removal Management Expectations: * Some weekend, early evening, and “on call" shifts will be required.
* Carry emergency phone if needed and be on call when needed.
* Exhibit professionalism at all times and treat all residents and company personnel with respect and courtesy.
* Ensure maintenance work is performed in such a manner as to minimize resident discomfort and distress.
* Comply with company uniform and appearance policy.
* Attend all required meetings and training courses.
* Comply with Fair Housing as required by law.
Management Responsibilities: This position does not manages others.
Hours of Work: All Maintenance Technicians are required to work a minimum of 40 hours per week.
Maintenance Technicians are also scheduled for emergency on-call hours.
Math Ability: This position requires general math ability.
Reasoning Ability: This position requires the ability to trouble shoot problems and present solutions for a variety of situations and the ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
Computer Skills: This position requires the ability to operate a telephone, computer/keyboard, Microsoft Office including Word and MS Outlook, community software Language Ability: This position requires the ability to read, analyze and interpret general business communications, schematics, technical manuals and federal, state and local regulations.
This position requires the ability to write general business communications.
