As a landlord, I provide a safe, calm and quiet environment that, above all else, is very clean.
While not everyone is required to be over 40, the majority of my tenants are over 40 and some are well into their 60s.
That two sentence statement above is more important than anything else you are going to read below.
So if you think that you can fit in and be part of a house like the one described above, then please continue reading and call me afterwards.
I can help you rent one room, several rooms, or your own house.
Depending on how we structure the lease agreement, if you want to be a home owner in the future I may be able to help as I plan on selling my properties in the next 5 to 10 years as I am approaching 50.

So the best thing to do is to call (if you don't reach me then just send me a txt with most convenient location and most convenient move in date) as to which location has a CURRENT vacancy.
Of course, you don't have to be handy to rent from me, but it can be to your advantage.
If you know how to fix things and/or have any experience doing maintenance on a home, I may be able to hire you for working on the home that I will rent to you.
We can start on a trial basis and if it works for both of us, your cost of housing can drop quite a bit.
Credit history is not a major factor, but criminal history MAY be (if I rent you a room where others live criminal history is an important factor).
However, IF I RENT YOU SOMETHING MORE PRIVATE LIKE YOUR OWN HOME OR YOUR OWN IN LAW SUITE (which is the equivalent of an on-premise apartment with your own separate entrance) where you will be living by yourself, criminal history is less of a factor.
I recognize there are good people that made mistakes -- yet if I rent you just a room I have to think of the safety of other people who live at the house first and foremost.
When you call to find out more about the property, please be upfront about your background as much as possible.
The world can be a forgiving place and I can be as well .

What I cannot tolerate, however, is someone hiding something or lying, so please be as open about your background -- it will save both of us a great deal of time.
VERY, VERY IMPORTANT: My experience is that over the years when I rent to someone over 40 that they are more financially and emotionally stable than tenants under 40.
So if you are under 40, please understand that before you pick up the phone to call me that you SHOULD ONLY CALL IF YOU ARE A RESPONSIBLE INDIVIDUAL.
I do not discriminate based on age, but there is a screening process with me like there is with any landlord or apartment complex.
The majority of my tenants are over 40 so that makes for a very, very good environment if you want a clean, quiet place to live with no drama -- stability in my life is vital, so I expect that it is something you aspire to have in your place of residence as well.
These are the cities where I can help you get affordable housing (some are near a bus line) You may be reading this and looking for an affordable, clean and stable place to rent a room.
If you are in a hotel or some other situation where you have limited resources, I may be able to help as long as you are clean, quiet and considerate.
Whether you are currently in a hotel or not, I will do my best to help you if looking for a room or an entire home, but if you are in a weekly hotel then this message is for you: Don't get trapped into the weekly hotels where you are working all week just to pay the weekly bill.
If you need to rent by the week I can do that with you but I prefer to rent monthly so we may be able to start on a weekly basis for payments and transition to monthly.
*Roswell Alpharetta In the Roswell / Alpharetta location area what is available are rooms for rent within a house -- or you can rent an entire house for your family.
Location is close GA400 near Holcomb Bridge and Mansell Road (Sam's Club, Wal-Mart are just a few miles away).
There is a rent to own option as well for this home and it is currently being remodeled.
* Norcross This location is near 85 and is not far Mitchell Road.
The master bedroom is already occupied, but if you want to start with a room that does not have a private bathroom that could be a good starting point and you can upgrade to the master bedroom (with it's own private bathroom) when it becomes available.
* Lawrenceville A beautiful townhome is available off of Hwy 316.
* Ellijay This is a beautiful property on 3.
5 acres.
I have put together a solid team that has been rebuilding this house the last two years.
On this home, I can reduce your rent by half if you are willing to do some work on the property as this is a home improvement project that is now in the final stage and is a great home to live in while it is being worked on.
* Marietta This property is close to the east west connector and has an upstairs area with 3 bedrooms, or you may want to take a more private area like the basement.
Very convenient if you need to get to downtown Atlanta or Cumberland mall as it's between both.
In most of the properties listed above, the utilities are included in the price.
The pricing on these 4 locations has pricing between $775 to $1,200 for a room (depending on location, size of the room and other factors) as well as $2,000 to $4,000 monthly if you wanted an entire house.
However, if you are handy, there are opportunities for you to drive down the cost of housing depending on if that location needs remodeling/home improvement work.
I also want to mention that being a landlord is not my main business.
I have other business (and there may be possible hiring positions in the future) and the reason it is relevant to this ad is a few reasons: First, I am looking for a tenant that is financially and emotionally stable and does not cause drama within my house as my time is very limited due to my other businesses -- so if you are going to bring drama or headaches then it's best you look elsewhere.
Second, if you know how to fix cars or can at least do minor maintenance around the house, I may be able to hire you you for lots of work so that it will help pay your rent.
I already have a mechanic I trust and also know skilled people that can work on my properties, but I have no problem helping you by giving you the work as your success is my success if you will be renting from me.
Third, and this is the most important .

I will be as accommodating as I can if you are in need of a vehicle and can work out a low payment plan for you if you need a car.
Some homes I rent by the room are near a bus line, some are not.
Therefore, if I rent you a room and it's not close to a bus line, I will try to be as understanding to your situation and help you with a vehicle.

There are large and small rooms in all houses houses, most rooms with private bathrooms go quick.
Will need a security deposit, but I can work out a weekly payment schedule that is fair for both if you cannot afford the security deposit and rent all on the same day If there will be more than 1 person renting a room, please note that you will have to add $100 to the monthly price or $35 to the weekly price as there is more "wear and tear" on the area and also more utility usage.

In the rooms: not always, but usually children not allowed as this is a "room for rent" situation rather than an apartment for rent or house for rent.
If you get your own suite with separate bathroom and separate entrance, kids are allowable.

I have a Mitsubishi Montero for sale (or rent) and if you move into any of the properties I would accept a very low deposit + car payments -- obviously if you are living at the house I am renting or associated with I would know where the car is parked nightly so a low deposit is not as big of a deal for me.
I also have a Silver Ford F150 if you need a powerful work truck.
